Best Practice / Interior Fitout / Revitalization
The "Zentrum am Zoo", built in 1957 by Paul Schwebes and Hans Schoszberger opposite the Gedächtniskirche, is a symbol of the Berlin City West cityscape.
The protected area includes the Bikinihaus opposite the Gedächtniskirche, the large high-rise building on Hardenbergplatz, the Kino Zoo Palast cinema, the 25hours Hotel and a parking garage. The basic concept of BIKINI BERLIN includes a unique combination of shopping, work, cinema, relaxation and retreat as well as a hotel. In 2002, Bayerische Hausbau acquired the buildings in the historic Zoobogen.
The complex was carefully revitalized between then end of 2010 and the end of 2013. The name BIKINI BERLIN comes from the original name for the Bikinihaus. It was once located in an open-sided storey encircled by pillars on the second floor. This "ground clearance" inspired the people of Berlin to come up with the name Bikinihaus. As part of the revitalization, the open floor was fully glazed and is available as retail space.
BIKINI BERLIN offers a total of around 51,100m2 rentable space. Around 17,000m2 of this is taken up by the Concept Mall's retail units and restaurants, and 1,000 m2 is taken by restaurants in the large high-rise building. On top of this, 4,300m2 is for the Kino Zoo Palast cinema, 8,800m2 for the 25Hours Hotel and around 20,000m2 for office space (7,500m2 of which in the Bikinihaus).
