Trei Real Estate GmbH (Trei) has commissioned Apleona Real Estate Management with the commercial and technical property management of two of its residential and commercial properties in Berlin, which are still under construction. The contract covers a total of 304 apartments and retail stores with a total area of around 4,500 m² and is due to start in summer 2022, six months before the projects are completed and at the beginning of the start-up phase. An initial contract duration of two years has been agreed. Apleona will manage the properties from its Berlin location.
At the start of 2020, Trei commissioned Apleona to manage a portfolio containing 69 retail properties and a total area of 155,000 m² in Berlin, North Rhine-Westphalia and southern Germany. Managing director Julia Steinmetz sees the latest expansion of the contract as confirmation of her team’s performance: “Together with Trei, we will use the start-up phase to optimize our processes to meet the high quality requirements of the properties in full, including regarding proactive management and tenant satisfaction. As part of this, we will also employ modern, digital tools such as an online tenant portal for tenant communication.”
René Westerheider, Head of Asset Management at Trei Real Estate GmbH, commented on the contract: “We already have two years of successful commercial real estate collaboration with Apleona behind us. So it was an obvious choice to commission the company to manage our two residential and commercial properties in Berlin, which are still under construction. Both properties are nearing completion, good progress has been made in the building construction in both cases and we are already receiving many inquiries from prospective tenants. We are looking forward to the first tenants and to working together with Apleona.”
Both of the properties covered by the new contract are in prime locations in Berlin. On Winsstrasse in Berlin-Prenzlauer Berg, Trei is building about 187 rental apartments (11,300 m²) over six floors and about 2,700 m² of retail space on the ground floor, which will include a modern Edeka store. Work is to be completed by the end of 2022. The second property is located at Fürstenberger Strasse 8 where Berlin-Mitte meets Prenzlauer Berg and comprises 117 one to four-room apartments (total residential area approximately 7,400 m²), spread over six upper stories and featuring an underground garage with 25 parking spaces. The approx. 1,800 m² supermarket on the ground floor will also be let to Edeka once building is complete.
